The home buying process can be a challenge. Less than half of people who start the process succeed in purchasing a home1 – our detailed process increases your chances of finding and closing on the right property for you.

Finding the Home

  • Meet to discuss your needs and wants, as well as your timeline
  • Explain the contract in detail so you have an understanding of what the paperwork means
  • Understand your budget and guide you to a lender that can help you with your financing
  • Search virtually together and set up saved searches as necessary/appropriate
  • Answer your questions so you feel confident in our ability to work together to find your home
  • Discuss what it means to work together exclusively or non-exclusively and determine what fits
  • Help you find homes that match your criteria and budget
  • Provide you access to touring the homes in a timely manner
  • Help you look for potential concerns or opportunities at each property we tour
  • Provide you with any disclosures or property information that may be important to you in your decision-making process.

Writing the Offer

  • Once we have identified the home you would like to pursue, I will reach out to the listing agent to gather the information you need for making a strong offer that is likely to be accepted
  • I can provide you with information on recently closed sales in the area to make sure that the price can be supported for an appraisal if necessary
  • Go over the terms to make sure you are comfortable with each piece of the contract
  • When I submit the offer to the listing agent, I request that your lender calls the listing agent to “brag” about you and assure the seller that you will be able to close
  • I write an accompanying email with the offer that also emphasizes the offer strengths and provides additional assurance to the agent about our capability to close
  • I deliver the documents properly and promptly and send an accompanying call or text to make sure that the offer is received and improve our odds of a timely response.in the market that could influence price and competitive appeal

Navigating the Transaction

  • Once our offer is accepted, I will keep you informed on all the timelines to make sure you are complying with the agreed upon contract
  • Deliver copies of the executed contract to both your lender and the escrow officer
  • Help schedule the home inspection and provide access for the inspector
  • Review the home inspection findings with you to identify if there are any items that should be addressed by the sellers
  • Coordinate with contractors to provide estimates as necessary
  • Negotiate for repairs and/or credits to make sure you feel comfortable with the condition of the home for the price you are paying
  • Direct you to sources for additional information, as needed (i.e., HOA representative, county website/employees, etc.)
  • Work with the listing agent to make sure that the seller is complying with the agreement and keep you informed on progress
  • Communicate with you, with the lender, with the title company, and with the listing agent to make sure you feel supported every step of the way

At Closing

  • If possible, attend your signing to answer any last-minute questions
  • Notify you when the transaction is officially recorded with the county
  • Coordinate the transfer of keys to take possession of the home and greet you there to welcome you home
  • Ask you for a 5-star review and for your willingness to share your experience with others by referring friends and family to me
