Clark County’s market stayed busy as September wrapped up. Closed sales rose 41% to 82 homes, a typical end-of-month push as buyers finished their purchases before the quarter ended. Sellers stayed active too, with 113 new listings, up almost 9% from the week before. That gives buyers a few more homes to choose from as we head into fall.
Currently pending sales held steady at 729, down less than 1%, so demand looks stable. This is a good indicator of future activity. Homes are also selling a little faster: average time on market fell to 86 days, almost a week shorter than the week before.
Prices dipped this week. The median sale price was $549,000 (down 5.8%) and the average sale price was $608,700 (down 7.1%). However, weekly prices move around depending on which homes happen to close, so one week’s drop doesn’t mean values are falling. The trend over the next several weeks will tell us more.
What it means: Buyers have more listings to choose from and a bit of room on price. Sellers can see that demand is holding steady and well-priced homes are moving faster.
